3. What Data We Collect

When you subscribe to our newsletter, we collect:

Optional (you choose): Birthday, gender
Automatic: Subscription date, channel preferences

Purpose: Sending personalized property updates and market insights.

Retention: Until you unsubscribe or request deletion.

3.2 Contact Form

When you use our contact form, we collect your name, email, and message.

Purpose: Responding to your inquiry.

Retention: 12 months after last communication, then deleted.

3.3 Website Hosting

Our web server (provided by web-hosting.com) automatically logs:

IP address (anonymized after 7 days)
Browser type, operating system
Pages visited, date/time of access

Purpose: Security, abuse prevention, server operation.
Legal basis: Legitimate interest (Art. 6(1)(f) GDPR).
Retention: 7 days, then automatically deleted.

3.4 AI Chat

Our on-page chat is powered by AI (Claude by Anthropic, via OpenRouter). Chat messages are:

Processed in real-time to generate responses
Not stored on our servers after the session ends
Not used for training AI models
Not linked to your identity unless you voluntarily provide personal information in the chat

4. What We Do NOT Do

We do not use cookies for tracking or advertising
We do not use Google Analytics or any third-party analytics
We do not sell, rent, or share your personal data with third parties
We do not use your data for profiling or automated decision-making that affects you legally
We do not transfer your data outside the EU/EEA without adequate safeguards

5. AI Transparency

This website is operated with assistance from AI systems. Specifically:

Property listings are curated by AI agents from publicly available sources
Market analyses and neighborhood data are AI-generated from public datasets
The chat assistant is an AI (not a human)
Newsletter content may be AI-generated

All AI operations are supervised by the data controller. AI does not make decisions that legally or significantly affect you.

7. Newsletter & Unsubscribe

Every newsletter contains an unsubscribe link. You can also manage your subscriptions, update your profile, or delete all your data at any time through your personal settings page (linked in every email).

8. Third-Party Services

Google Fonts: Loaded from Google servers. Google Privacy Policy
OpenRouter / Anthropic: AI chat processing. Data processed per their terms, not stored.
Gmail SMTP: Newsletter delivery via Google servers. Subject to Google Privacy Policy

9. Data Security

We use industry-standard security measures including:

HTTPS/TLS encryption for all data transmission
Server-side encryption for stored data
Access controls and authentication
Regular security monitoring

10. International Users

While we are based in the EU and primarily comply with GDPR, we respect privacy rights globally:
